Our Community

PURPOSE OF THE HOA

The HOA was established to ensure the long-term well-being of the community and to protect the interests of all homeowners. Its primary responsibilities include:

  1. To promote the common interests of the owners of property in the Sundance Retreat Subdivision;
  2. To manage and regulate the affairs of the Sundance Retreat Subdivision and the Association in accordance with Commonwealth of Virginia law (Code of Virginia Chapter 19, Subdivided Land Sales Act), and specifically to maintain and operate all existing and future common use roads, facilities, utilities (wells and well electric), and common areas in the Sundance Retreat Subdivision; and
  3. To provide for communications and dissemination of information among property owners to facilitate the promotion of their common interests.

The association is managed by volunteer homeowners who serve on the Board and work on behalf of the community.

HISTORY

In the fall of 1994, Sundance Properties informed the homeowners of Sundance Retreat that it would no longer maintain the community’s roads and water wells. In response, a meeting was held, and the decision was made to form a Homeowners Association. In accordance with Virginia Title 55 – Property and Conveyances, Chapter 19 – Subdivided Land Sales Act (§ 55-336), the Association was established with the primary responsibility of maintaining the roads and water wells within the community.

RULES OF Sundance Retreat

We hope you enjoy your time in Sundance Retreat! While here please adhere to the following rules:

  • The Speed Limit is 20 mph.
  • Do not trespass on another resident’s property, whether on foot or using any type of vehicle.
  • ATV drivers must be at least 18 years old.
  • There is no direct access to the Pond or to the National Forest without the express permission of the landowner! Pond access is restricted to firefighting equipment only. Please respect the privacy of the landowner and realize that you are trespassing if you cross his property without his express permission.
  • NO FIREARM can be discharged within Sundance Retreat.
  • Trash must be kept inside the cabin; it cannot be stored outside on the porch or deck.
  • Do not feed or bait wildlife. It is against the law in Virginia!
  • Build fires only in your fireplace or fire pit. Outside fires must always be monitored and be completely out before going inside.
